Bengaluru-based IT services major Wipro has expanded its presence in the Mumbai metropolitan region by leasing 145,157 square feet of office space at Mindspace Business Parks in Airoli East, Navi Mumbai.
According to reports, the newly leased office space is part of Mindspace Business Parks REIT, with registration documents accessed through CRE Matrix indicating that Wipro is expected to move into the premises later this month.
Strengthening Presence In Navi Mumbai
Wipro’s latest office expansion highlights the growing attractiveness of Navi Mumbai as a key commercial hub, particularly for large IT and technology-driven enterprises. Over the past few years, the company has steadily increased its real estate footprint in the Mumbai region, aligning with a broader trend among IT occupiers seeking long-term cost stability, scalable infrastructure, and operational efficiency.
Industry observers note that while some companies continue to experiment with flexible and hybrid workspace models, large technology firms like Wipro are prioritising long-term leases in established business parks to support sustained growth and workforce consolidation.

Wipro’s expansion is one of several recent transactions underscoring the strength of Navi Mumbai’s office market, especially micro-markets such as Airoli, which have emerged as preferred destinations due to:
